If Richmond Hill is an option, there is a great French Immersion near Yonge - Elgin Mills. There are still decent properties in the area for under 500 but don't expect much.
If a condo an option, Yonge - Finch also has a good french immersion. No houses for less than 500000, but plenty of condos and some towns.
