$450 K( just checked on MLS - 1900 SQ is up for $468k.
No agents please. People with offers of $400 please do not bother calling. I am reasonable, and i think it is fair to save for you and me. Not because i am "cheap" as per formum discussions.
I simply think that if the location is great, product is great, I am capable of doing the same job without an agent.

Everything is negotiable in this world, i did see a townhouse on MLS in the same subdivision $467k - i would say :way overpriced.
I did not advertise, so that some IDIOT would have "something to say", but rather, for whoever is interested: respectfully meet and based on FACTS- NEGOTIATE and come the right price for him and me.
If you have nothing good to say, say NOTHING.

And, my suggestion, go get your head examined, you have way too much anger in you...

probably sold $350k - if you calculate /per sq foot - that would make mine $461k.

Remember, people are NOT stupid, everyone knows that asking price does not reflect value; selling price is. Calculating your value according to square footage of a smaller, cheaper house is a joke. PerSquareFoot price decreases the bigger the house, it is common knowledge.
And, as someone here mentioned, any buyer knows real estate commission structure, so it is expected for private seller to drop the price accordingly. Why would anyone buy a house privately for the same price as through realty? Would you?

The suggestions given to you here may be sarcastic, but they are realistic and valid. You are the only one here that resorts to put downs and insults, so, as you say, it is your class, intelligence and social status are questionable.

Ну даёте. А от кого по суте дела вы ожидаете на этих топиках замечаний и ответов? Eсли у вас вопросы насчёт автомобиля, неужели вы расчитываете на ответы от маникюрщицы или повара?

агентам комиссионные надо платить, если вы не в курсе. в размере 3-5 процентов от стоимости дома.
