Hello, everyone. What is the easiest way to sell a house that is currently rented?

1. Try to sell with the tenants? There is a big chance they will simply not move out even if the house is sold.
2. Give the tenants N12 that I need the house for myself and "make a show" like I am living there and sell in one year?

In second case, I will have pay a mortgage myself, but it might be cheaper, by the end of the day, then going to court with tenants.

Any advised, please?
